The Scenario:
Glen and Aimee were looking to invest in real estate but were unsure of the best way to approach it. Referred to Ramsey Property Wealth by a previous client and work colleague. With the help of Ramsey's Property Strategy team, they created a 3-year portfolio plan.
The Mortgage Advisor team:
The Mortgage Advice team handled their refinance and equity release smoothly, where they were introduced to Cody, Acquisitions Manager of the Ramsey Buyers Advocacy channel. The team created a detailed brief for their first investment purchase, focusing on a high cash-flow property with strong capital growth potential and a 'dual-key' setup for future use (accommodation for one of their children).
The demand for this type of property in the area was high, and negotiations for the first two options went well above their price range. But the Ramsey team was able to find a third, off-market property that met their requirements and offered a great return on investment. Further research indicated that the yield could be increased to 6.2% soon after settlement resulting in a positive cash flow on the property from day one.
During due diligence, a plumbing issue was uncovered with a 'show cause' notice on the property, but the BA team worked quickly to communicate with the regional council and builder to resolve the problem in time for a smooth settlement.
The results:
- Purchased $50k under market value (CoreLogic reporting)
- Yield - 6.2%
- Capital Growth (10-year average annual growth) - 10.66%
- Positive cash flow year 1
With their successful first purchase completed, Glen and Aimee are well on track for their next acquisition in 2024!
